Set within the vast and privately held Tenuta di Murlo — an 18,000-acre estate of woodland, olive groves, vineyards and lakes cradled in the hills of northern Umbria — Villa Caminata is a restored farmhouse of considerable warmth and character. Its name derives from the Italian for chimney, an allusion to the multiple hearths that once marked it out as a house of substance, and the property retains that sense of settled, unhurried significance to this day. The interior unfolds across high-ceilinged rooms with exposed beams, original terracotta floors and generously proportioned living spaces, furnished in a style that balances the rustic and the refined without overstating either. Outside, more than 3,000 plants bring the gardens into bloom at different moments throughout the year, ensuring that the grounds are never without colour or scent, whatever the season. A separate stone cottage sits close to the main house, sharing the same quiet aesthetic, and together the two buildings offer a rare configuration that suits large families or groups who value both togetherness and a degree of private retreat.

The main villa offers five bedrooms across two floors: one king bedroom on the ground floor with an en-suite shower, two super-king bedrooms on the first floor (one with en-suite shower and bathtub, one with en-suite shower and bathtub plus its own exterior access), one double/twin bedroom with en-suite shower, and one twin bedroom with en-suite shower and bathtub — all with air conditioning.
The cottage provides a sixth bedroom: a super-king room with en-suite shower and air conditioning, alongside an open-plan living, dining and kitchen area with its own separate character and outdoor space.
The ground floor of the main villa holds a sitting room with fireplace, a formal dining room and a well-equipped country kitchen with a breakfast table — all connected in a flowing layout that encourages gathering.
A second fireplace in the upstairs sitting room, alongside well-stocked bookshelves and deep leather seating, provides a natural setting for evenings spent in without the need to venture further.
An outdoor firepit and barbecue complete the range of al fresco options, which span from the pool terrace to the cottage pergola to shaded corners beneath the estate's mature olive trees.
Housekeeping is provided six days a week; pool and garden maintenance is included throughout the stay; and a complimentary shuttle service to and from Il Caldaro restaurant operates each evening on request.
