Cradled in a fold of forest-rich hills on the Tenuta di Murlo estate, Villa Molinella is a 13th-century water mill of rare character, reached by a gated private road that leaves the world firmly behind. Immersed in lush oak woodland, its honey-coloured stone walls rise above a softly murmuring stream, the surrounding gardens alive with birdsong, the rustle of unseen wildlife and the unhurried rhythms of the Umbrian countryside. The interiors marry exposed beams, traditional fireplaces and warm terracotta with carefully chosen furnishings, creating an atmosphere of enveloping intimacy, while outside a luminous turquoise pool shimmers against its backdrop of deep green. Add to this a heated outdoor hot tub beside the stream, a private sauna, and — most remarkably — a heated whirlpool nestled within the villa's original 13th-century vaulted mill chamber, and it becomes clear that Villa Molinella is a retreat of extraordinary depth, designed entirely for two.

Highlights
A Place That Slows Down — most guests report that the first day feels like arrival, the second like settling, and from the third onwards the valley begins to feel less like a destination and more like a temporary way of being.
A Living Garden — the sweeping grounds shift across the day as the light moves through the valley, from cool and shadowed in the morning to warm and golden at the hour before dusk, when the stone walls hold the heat and the stream sounds loudest
Three Waters — the turquoise outdoor pool in the afternoon sun, the cedar hot tub beside the running stream at dusk, the heated whirlpool in the ancient vault after dark: Villa Molinella arranges its days around water in ways that few properties can.
What the Woodland Holds — natural pools and small waterfalls in the Molinella river lie a short walk from the house through the estate's private nature reserve, undisturbed enough that the path feels less like a walk and more like a discovery.

Two super-king bedrooms, each with en-suite bathroom, occupy the first floor; one features its own fireplace and direct access to a private terrace, while both are dressed in rich textiles and finished with green marble bathrooms fitted with brass rain showers and deep soaking tubs.
The ground floor sitting room, warmed by a fireplace and framed by exposed stone walls and heavy wooden beams, opens directly onto the garden and pool terrace, blurring the boundary between inside and out.
The fully-equipped country kitchen, fitted with Smeg appliances and polished granite worktops beneath antique-toned cabinetry, flows naturally into a circular dining area where double doors open onto the stream-side terrace.
A private sauna, accessed from the garden, completes the villa's remarkable wellness offering alongside the underground whirlpool and outdoor hot tub.
A furnished pergola terrace beside the stream provides a sheltered setting for alfresco meals, shaded by climbing plants and accompanied by the constant, gentle sound of moving water.
The expansive garden unfolds across several levels of lawned terracing, planted borders and riverside meadow, offering multiple spots for repose throughout the day as the light shifts across the valley.
