Villa Monticelli is a carefully restored stone farmhouse occupying a privileged hillside position within Tenuta di Murlo, one of the most significant private estates in central Italy. Set on the hills above the Antognolla Golf Course, its situation commands sweeping views across the Umbrian countryside, a landscape of forested ridges, cultivated valleys and rolling terrain that changes character with the hours. The approach to the villa is itself an introduction to the estate's scale and heritage, the road passing within sight of the majestic Antognolla Castle, which dates to the eleventh century,, before arriving at the farmhouse set among century-old olive trees. Inside, the interiors move between the warmly rustic and the quietly refined: original stone walls and heavy timber beams in the upper rooms give way to carefully chosen antiques, original artworks and two generous living areas, one of which anchors the sitting room around a carved stone fireplace dated 1783. The land itself is a family heirloom — Tenuta di Murlo stretches across 18,000 acres of woodland, valleys, lakes, olive groves and vineyards, and guests at Monticelli have access to the full breadth of it.

Villa Monticelli accommodates up to fourteen guests across a main house and a fully independent guest house, each with its own kitchen and living spaces.
The main house is arranged across three levels: a ground floor with kitchen, formal dining room, sitting room with 1783 stone fireplace, and a guest WC; a first floor with the master super-king bedroom (en-suite with both shower and freestanding bathtub) and a further king bedroom with en-suite shower room; and a lower ground floor with an additional super-king en-suite bedroom with garden access, a bunk bedroom sleeping up to four, a shared shower room, a second sitting room, and a laundry room.
The guest house contains two king-size bedrooms each with en-suite shower rooms, a living room with fireplace, a fully equipped kitchen, and direct garden access from every room.
The private pool measures 7.5 by 16.5 metres and is surrounded by a timber sun deck with loungers and umbrellas.
Outdoor amenities include a covered pergola dining area, multiple terraces with valley views, a barbecue, and a firepit.
Air conditioning is provided in all en-suite bedrooms in the main house, and throughout the guest house.
Both kitchens are fully equipped; the main kitchen features a large granite island, oven, hob, refrigerator, microwave and Italian coffee machine.
High-speed WiFi is available throughout the property, along with flat-screen televisions with satellite channels in both living areas.
A laundry room with washing machine and dryer is located on the lower ground floor of the main house.
Table tennis is available on the estate grounds, and private parking is provided at the villa.
