Perched at the very summit of Monte Santa Croce, high above the wooded valleys of the Tenuta di Murlo estate, Villa Santa Croce is a masterwork of careful restoration — an ivy-draped stone farmhouse that commands a full 360-degree panorama across the hills of Umbria, the ridgelines dissolving into haze in every direction. The interiors are warm and considered: exposed timber beams, terracotta floors and a fireplace-anchored sitting room give the house the settled character of a place long and deeply inhabited, while the dining room opens directly onto a pergola-shaded terrace where eight can sit for dinner as the sun drops behind the western hills. Below the house, the infinity pool — 13 metres of still water balanced at the hill's edge — appears to hover above the valley floor, and the always-heated jacuzzi beside it ensures that no season places the garden out of reach. Add to this the full breadth of the Murlo estate — its restaurant, golf course, farm, lakes and river pools — and Villa Santa Croce earns its reputation as one of the most singular private retreats in central Italy.

  • Villa Santa Croce is a restored stone farmhouse set at the summit of Monte Santa Croce on the Tenuta di Murlo estate in northern Umbria, approximately 20 km north of Perugia.

  • The villa accommodates up to six guests across three en-suite bedrooms: two super king-size rooms (each 2m x 2m, convertible to twins) and one king-size room with a four-poster bed (1.85m x 2m), all with air conditioning and en-suite shower bathrooms.

  • The ground floor comprises a sitting room with working fireplace, a fully equipped kitchen with access to the garden, and a dining room connecting to the pergola terrace, with a guest bathroom also on this level.

  • The private infinity pool measures 13m x 5m (depth 1.5m), is heatable on request, and is flanked by sun loungers and a parasol; pool heating is available at additional cost.

  • An always-heated outdoor jacuzzi (2m x 2m) is positioned beside the pool terrace, alongside a furnished seating area with armchairs, a barbecue, and an outdoor firepit.

  • The walled private garden includes a teak hammock and additional dining areas, with a table-tennis table available on request.

  • The property includes Wi-Fi throughout the villa, garden and pool area, air conditioning and central heating in all rooms, a washing machine, iron and ironing board, and a flat-screen smart TV with satellite channels.

  • The estate's gourmet restaurant Il Caldaro is accessible by a complimentary shuttle service (available nightly by prior arrangement), and guests receive a 20% discount on green fees at the adjacent Robert Trent Jones Jr. designed 18-hole Antognolla Golf Course.

  • Cooking classes, pasta-making sessions, truffle hunting, wine tastings, guided estate walks, fishing, and swimming in the natural Molinella river pools are available through the estate.

  • Assisi and Lake Trasimeno are approximately 30–40 minutes by car; Gubbio, Spoleto and Deruta are each within one hour; the medieval village of Montone is around 30 minutes north.
