Crowning a sunlit hill within an 18,000-acre Umbrian estate, Villa Subtilia is a beautifully restored 16th-century farmhouse where ancient stone walls, terracotta floors and original oak beams meet interiors of unhurried elegance. The surrounding landscape unfolds in every direction — wooded valleys, orderly vineyards and the honey-coloured towers of the medieval Antognolla Castle rising from the valley below — a panorama most dramatically absorbed from the villa's sculpted infinity pool, which hovers above it all like a mirror set into the hillside. The property divides between the main villa, the independent Olivo apartment and a separate pool house, accommodating up to sixteen guests across eight bedrooms with a generosity of space that makes it equally suited to large families and groups of friends.   • Villa Subtilia is a restored 16th-century stone farmhouse set on the Tenuta di Murlo estate in northern Umbria, 20 minutes north of Perugia and within an hour of Assisi, Gubbio and Spoleto.

  • The property sleeps up to 16 guests across eight bedrooms: four king-size en-suite rooms and one king master with bath and shower in the main villa, two king en-suite rooms in the Olivo apartment, and two twin rooms sharing a bathroom in the main unit.

  • The main villa comprises two sitting rooms with fireplaces, a large open-plan living and dining room, a fully equipped kitchen and laundry room on the ground floor, with all bedrooms on the first floor.

  • The Olivo apartment occupies the ground floor of the same building as the main villa but is fully independent, with its own kitchen-dining room, living area and direct garden access — well suited to a family or couple seeking some privacy within the group.

  • The private infinity pool measures 15 x 7m, is heatable on request, and includes a separate whirlpool section for eight persons with views over the Antognolla valley; pool and whirlpool can only be heated together.

  • The pool cottage is a freestanding stone structure beside the pool, housing an always-heated 2 x 2m Jacuzzi, a sitting area and panoramic openings facing the valley and castle — open to all guests.

  • Outdoor dining is provided under a large pergola seating twelve, alongside a barbecue area and multiple terraces with garden furniture positioned across the grounds.

  • All bedrooms are air-conditioned; the villa has WiFi throughout and a large LCD television with Sky Italia and an Amazon Fire Stick in the main living area.

  • Estate services available on request include in-villa dining with a chef and waiter from Il Caldaro restaurant, cooking classes, wine tastings, Pilates and yoga sessions, massage and beauty treatments, truffle hunting, guided sightseeing and mountain bike hire including electric bikes.

  • The Antognolla Golf Club, with its Robert Trent Jones Jr. designed 18-hole championship course, is a two-minute drive from the villa; villa guests have use of the driving range and access to the clubhouse bar and restaurant.
